We are dealing with properties and portfolios, which have a range of €60,000 triple Net Operating Income to €80M per annum in Hungary and worldwide. As an investor ourselves we conclude purchases with capital sources other than our own equity as it was ours, therefore each and every investor travels in the same boat with us. Depending on the market, timing and possibilities we aim to reduce the risk and maximize profit in each deal. Therefore we have done pure cash transactions and fully financed ones as well. This division of AN Limited is primarily focused on Hungary and Central Eastern Europe. Having the knowledge of close to all signature dates, sizes, rents and location of around 2M square meters in Budapest and Hungary allows us to approach prospective tenants well in advance of their lease expiry. Upon request we visit the tenants, survey their existing office space, service charge and business environment and thanks to our roughly 400 building database we can immediately recommend suitable options for moving or improving the negotiation power with the existing landlord by supporting the tenants interest with alternative leasing offers if there is a tenant representation requirement. Through our personal contacts to almost every foreign representations in Hungary AN Limited enjoys the comfort of knowing among the first about any new business intending to settle in Hungary. For the same reason we also work closely with the Hungarian Investment and Trade Agency. AN attracts business through Hungarian representations worldwide as well. Our leasing covers office, retail, industrial and residential property letting and tenant representation.
After a decade of involvement in developments in 3 continents AN Limited has built a substantial base of experiences in order to conclude a development. The partners in our developments have been tested and selected carefully after thorough market surveys. We develop products for institutional investment and high quality housing. We only build for demand and are not involved in any speculative development.
Currently we manage over 120,000sqm of office and industrial properties in ownership and look to further develop our property management business to manage properties for institutions and private equity funds not having an organization present in Hungary or in the country they own properties.
Through extensive network of financial institutions we are able to deliver financing solutions to solid, well founded investments and development on demand. Through our valuation and leasing departments we support financing efforts until they succeed.
Our membership to the largest international organizations of valuers and our extensive liability insurance (€5M per claim) allows us to be accepted be most of the financial institutions and international auditors. Through our daily presence in the market we provide up to date market information and apply them in our valuations for financing and accounting, feasibility studies, highest and best use studies, desk top valuations, etc. We believe that every property has a value at a certain moment in time and we reflect therefore actual, past and future values according to our well founded research and prognosis.
One of the engines of AN Limited is our research department, which is updating our database on a daily basis forming a supporting background for the other departments of our organization. At the same time upon the special request of our Clients we carry out targeted market research as well.
Our company is an official partner of the Gfk Group, a leading tender procurement company of Hungary. With our daily cooperation we serve our Clients by up to date information and practical solutions. We enable those acting within the European Community to subsidize their developments and ideas. Every Client of ours receives a customized set of conditions to apply with for subsidies offering non-refundable financial support and loans with favorable conditions.
